A fact that exists only in Ejari rent contracts, because no listing says whether the tenant was new or renewing.

A renewal starts from the previous contract and may rise only within the bands of Decree 43 of 2013, measured against the RERA Rental Index for similar homes; a new tenancy is priced freely. Renewal rents therefore follow the market with a lag. These are two sets of contracts, not the same homes tracked over time. Not every area: in 19 of the 104 areas with 20+ contracts on each side, the typical one-bedroom renewal rent was at or above the typical new-let rent. A figure appears only with 20 or more contracts behind it; contracts Ejari labels as hotel apartments are excluded (rare).

Two lines, never one: a renewal is priced off the previous contract, within the bands of Decree 43 of 2013, and a new tenancy is priced freely, so the two move differently. Renewals are also recorded later than new lets, so a combined line's newest months lean towards new lets and read high. Months still being recorded (the newest, and any month under 90% of the three before it) are left off the end.

Ordered by how many contracts were recorded — where Dubai actually rents — until you choose a column. Typical rents over the last twelve months; new lets and renewals each appear only with 20 or more contracts behind them and are never added together. “All contracts” counts the two together. Year on year compares each area’s typical new-let rent per sqft with the same month a year earlier — new lets only, because renewals are recorded weeks later than new lets and a combined figure’s newest months lean towards new lets. It uses the newest complete month with at least 20 new lets, and is blank where the month a year before it held fewer, or the area has fewer than 13 months that held that many.
